The roofs
Ormond mixes older Granada-area houses, tile roofs that have outlived their underlayment, and newer west-side subdivisions. A tile roof that still looks fine from the street can be leaking at the valleys. We look at the underlayment, the hips, and the wall flashing before anyone talks about a color.
The solar
West of the beach, shade from oaks is the usual production limit. Beachside, the limit is the roof’s remaining life. A south-facing shingle or standing-seam roof with an open sky is the straightforward array.
