Metal roofing
Metal earns its price when the coating, the clips, and the coast agree. Exposed fasteners are a different product.
Standing-seam metal is a legitimate Florida roof: it sheds wind-driven rain, it gives solar a clamp instead of a penetration on many systems, and it can outlast a shingle roof by a wide margin. It is also easy to sell badly.
What we specify
We are talking about a structural standing-seam system with the finish the manufacturer rates for the site, not an agricultural panel with a gasketed screw every foot. Near Daytona, New Smyrna, Clearwater, and Sarasota, salt finds the cheap fastener first. The 9th Edition of the Florida Building Code, effective December 31, 2026, tightens corrosion and hip-and-ridge testing for metal. Jobs permitted before that date still follow the 8th Edition. We will tell you which edition the permit is under.
Solar on standing seam
Clamps that grab the seam, when the panel maker and the clamp maker both allow it, keep holes out of the pan. That is one reason a metal reroof and a solar layout should be drawn together. See the solar calculator for the money and metal versus tile versus shingle for the tradeoffs.
HOAs from Kissimmee to Sarasota sometimes allow metal only in a color that reads like the old tile. That is a paperwork issue, and it belongs in the schedule.
