The roofs

Sanford’s older grid near the lakefront is a repair-and-flashing city: chimneys, low-slope additions, and roofs that have been patched in pieces. Newer subdivisions west and south of downtown are straightforward shingle reroofs. Lake humidity shows up as soft decking long before the shingles look failed from the curb.

The solar

A simple south roof in a newer Sanford subdivision is a clean solar candidate after the cover is new. Downtown shade and multi-plane roofs need a layout, not a rule of thumb.
