Tile, metal, or shingle from Daytona to Sarasota
The right cover is the one the deck, the HOA, the salt air, and the next twenty years can live with.

People shop roofing like a finish sample. On this corridor the finish is the third decision. The first is the deck and the structure. The second is the weather the house actually sits in: salt at New Smyrna and Clearwater, oaks in Winter Park and DeLand, subdivision sun in Deltona and Brandon.
Architectural shingle
This is laminated asphalt, and it is the volume reroof in Deltona, Brandon, and much of suburban Orlando. It costs more than a 3-tab and less than tile or metal in our planning table, and it has a shorter life in Florida heat than the brochure implies. It takes solar cleanly when it is new. It is the wrong place to mount a 25-year array when it is old.
3-tab asphalt
The thinner asphalt cover, and the one people mean when they ask for asphalt instead of architectural. Labor, metal, and underlayment are still most of the job, so the price does not fall in half. Life in this sun is often the low teens to around twenty years. It is a Central Florida roof only when the product has a Florida approval and the wind class the permit requires. The service page is asphalt shingles.
Concrete and clay tile
Tile is the roof Sarasota, Bradenton, and a lot of Winter Park already have. The tile sheds water. The underlayment is the waterproofing. Replacing tile means replacing that system, not painting the barrels. Clay costs more than concrete and lasts longer as a cover. Both are heavy. Do not change a framed shingle house to tile because the neighbor has tile.
Standing-seam metal
Metal is the cover to choose on purpose: a tested standing-seam system, a finish rated for the site, and clips instead of a field of exposed screws. It costs more up front, it can outlast shingles, and it gives solar a clamp path on many systems. Exposed-fastener panels near the coast are a different, worse product. The 9th Edition of the Florida Building Code, effective December 31, 2026, is explicit about metal corrosion and hip-and-ridge testing. Permits before that date are still 8th Edition.
Who else gets a vote
HOAs and, in a few districts, design review will narrow the color and sometimes the material. Find that out before the deposit. Insurance carriers also ask about age and covering type. None of them repeal physics: a pretty roof on a soft deck is a soft deck.
Run your footprint through the roof calculator for all five materials we price as planning bands. Then walk the roof. The calculator does not know your valleys.
